Items Needed to Document your Loan file

PURCHASE

Please provide the numbered items.

1. Copies of 30 days of your most recent pay stubs for both borrowers (If you are paid weekly we will need your last four pay stubs. If you are paid twice a month or every two weeks, we will need your last two pay stubs).
2. Photocopies of W2s for 2010 and 2009 for both borrowers.
3. Name and phone number of the insurance agent you will be using.
4. Copies of last two months bank statements. We need every page of the statement, even if it’s blank. (Underwriters are fussy).
5. Copy of most recent 401(k) statement or other retirement accounts.
6. Copies of Social Security Award letters and statement showing current income. (If this applies.)
7. If self employed or you receive additional income. Copies of complete Federal Income Tax Returns with all schedules for 2009 & 2010 if 2010 are done. Include the same for corporate returns if your company is a corporation.
8. Other: purchase agreement.
9. Other: Copy of award letter or statement for your disability income. (If this applies.)
10. Other: Copy of your driver’s license ( enlarged if possible)
11. Other: Visa, Greencard, passport ( if not a US citizen)
12. Once documents are submitted we will request credit card information to pay for the appraisal ( between $325 and $405 depending on the lender)
13. If the property is a condominium or a townhouse we will need the name and phone number of the association or responsible person.
